The purpose of this website:

This web page is provided as a free source of real estate information for those who want to find all available houses for sale in the Nibley Millville market from an anonymous perspective without having to surrender themselves to the pressures of a nibley real estate agent. When I first moved to the Valley, before I became a real estate agent, I was disappointed with web sites that would display only their listings of homes for sale. I didn’t care which agency listed them, I wanted to be able to search homes, find homes, and view all house listings for sale in Cache Valley. I wanted to see homes listed for sale by owner. I wanted to search homes for sale that matched my criteria. I wanted to see details of the house, I wanted to view photo’s, I wanted to know the price, and I wanted to be able to find houses for sale while making sure it was a house I was at least somewhat interested in before calling a real estate agent to see it.  I have spent many hours to include the best real estate resources in this site to help you search Nibley and Millville UT homes for sale. I am confident you will not find a better site to help you search homes for sale in Nibley, view homes for sale with details, find homes for sale by owner, and get the information you need to make a wise real estate purchasing decision. Feel free to contact me at any time, as a dedicated full time Logan Realtor I’m always here to help.

Why use a Buyers Agent to buy your new Nibley or Millville Home?

For a Nibley real estate purchase, there are two types of real estate agents; Listing Agents and Buyer's Agents. The listing agent contracts with the seller to market and help them sell their house. Their duty is to help the seller sell their home for the most money possible. They have a fiduciary responsibility towards the seller, and will not reveal anything that could hinder the sellers negotiating position.
As a buyer's agent, my loyalty is to you. I want help you get the best home and the best deal possible. As a Realtor, I know how much the buyer paid for their home, how long it's been on the market, and other factor's that can help us determine how motivated the seller is, and what they might be willing to accept.

When you make an offer on a house, the seller can accept it, reject it, or counter it. If the offer is too low, the seller may reject it outright. Usually, the seller will counter the offer, naming a price or other specifications that are more in line with his or her expectations.

If the property has little demand and has been on the market for a long time, the seller may be willing to accept much less than their asking price. Selling now for less, can often save them money over selling for more later.

If a property is in strong demand, it may receive several offers. Then the seller may choose to accept the highest one or the one from the most qualified buyer.

Here are some tips to make sure your offer is accepted in any market:

* Be pre-approved by a lender, not just prequalified. This strengthens your position.
* Provide a substantial earnest money deposit. This is “good faith” money that shows the seller you are serious about the property.
* Limit your contingencies to those most important to you, such as financing, inspections, and the sale of your current home if necessary.

When you are ready to purchase a home, I will negotiate on your behalf to help you get the best house your dollar can buy. I can act as a buffer to minimize the emotional elements and numerous technicalities of the home buying process so you can better enjoy the experience.

I'll be happy to answer any questions you might have about the property, the offer, negotiating, or the buying process. Part of my expertise is negotiating. I will work diligently to help you find and purchase your new home. Call or email me when you are ready.
