Selling a Home in Cache Valley, Utah
When selling a home, the most important thing is to have your home listed on the MLS, have it priced right, and have it in tip top showing shape all the time. 2 out of every 3 homes are found by totally different buyers agents. It is very unlikely that the agent who lists your home will actually be the one who sells it. It is essential that your home is marketed to Realtors. The best listing agents can always be contacted and know how to communicate.
What real estate listing fee do you charge?
As a buyer specialist, I don't try to list homes. I usually sell homes that other agents have listed. Most agents spend the majority of their time and money marketing themselves, so they can get more listings. They have to charge high listing fees so they can make money to pay for their self marketing, which doesn't sell homes. I don't do this and thus can pass the savings on to you. After all, it is you who found me!
Real Estate home listing commissions and fees are negotiable. To help make things a little easier, and to help you know what you can expect, here is a basic break down of what I will charge to list your house, and the services I will provide for a standard home in Cache Valley Utah. Regardless of which fee package you choose, you will pay nothing unless we actually sell your house.
Standard Real Estate Commission Rates are 6%. Normally, this rate is split 50% between the buying and selling agent yielding both a 3% commission. When I list a home below 6%, instead of splitting it, I will still give the buyers agent the 3% fee. Some times real estate agents are more concerned about making money, than showing the best possible homes to their clients, and since the most likely way you will sell a home is through a buyers agent, this is important. Homes where buyer's agents will be paid 3% will be shown more by other Realtor's than those given less. In addition, buyers agents usually have to work a whole lot harder for their clients than do listing agents.
Basic Home Selling Package -- 4% commission fee + $240 transaction fee.
Internet Marketing Campaign-- ( Internet Marketing plan check it out, nobody in Cache Valley has an Internet Marketing plan as inclusive as mine, nobody has an internet presence as much as I do)
- Your Home will have multiple photo's, and will be submitted to the Wasatch Front Regional Multiple Listings Service, where all Realtors, and anybody searching on the internet will be able to see it.
- Featured Home on Home Pages. Everyone who comes to homepages will see your home first.
- Featured Home on the Front Page of my web site which gets thousands of hits each month.
- You will get an exclusive (web site) domain name for your house that will appear on your yard sign. Passer buyers who want additional information can go to the internet and get all the details of your house.
- Your new listing will be e-mailed to hundreds of potential buyers in my data base.
Yard Sign-- You will get at least one very stylish and eye catching @Home Realty network yard sign and perhaps directional signs if your house is somewhat difficult to find. It will contain stylish informative flyers for potential buyers to take with them.
Home Tour-- Your house will be put on home tour, an open house for Realtor's. It will most likely be another realtor who brings the buyer, so this gives them an opportunity to fall in love with your house and recommend it to their buyers.
News Paper Ads -- Your house will be advertised in the Herald Journald with the @Home Realty Network Insert at least twice a month.
Standard Home Selling Package -- 5% commission fee.
Includes everything in the basic package plus:
Daily Classified ads in the Herald Journal that give your house an exclusive web address for photo's and further information.
Premium Home Selling Package -- 6% Commission Fee
Free Home Warranty -- Included with your listing
Power Open House We will hold, an advertise for an open house.
90 - Day Home Sale Guarantee -- If your home is not under contract within 90 days, we will reduce the price by at least 2%, and my commission will be lowered 2%.
Additional Home Selling Discounts
Expensive Home Discount - If your home is worth more than the average home I am willing to discount my commission further. Lets be honest, does it really take that much more effort to market a $400,000 home than it does a $100,000 home? When your house is higher end we will definitly consider listing it for less so why pay thousands more just because you have a nice home?
Multiple Transactions Discount - I will also list your home for less when I can turn the sell into multiple transactions. If you will be buying within the area and use me as your agent as well, or if you have multiple properties to sell we can negotiate a much lower listing fee.
These services are not the extent of what we can do to market your home. My philosophy is to keep it innovative. If we can figure out a better marketing plan for your particular house, you better believe we'll give it a shot.
Once again, real estate commissions and my listing fees rate are negotiable. If I can help you, or someone you know with a real estate transaction, I am very willing to charge a lesser fee. If you wan't to pay me, or the buyers agent more, I'm open to that idea too.
