Real Estate home listing commissions and fees and services provided are negotiable. Local agents will charge from 4% to 7% to list a home. Generally the more you are willing to pay, the more services you will get, but this is not always the case. Real Estate agents like to tell you that the normal listing fee is 6%. Normally, this rate is split 50% between the buying and selling agent yielding both a 3% commission. When commisions are cut, most agents cut the commission they are offering to the buyers agent. Homes where buyer's agents are offered a high 3% commission will be shown more than listings with 2 or 2.5% buyers agent commissions. It is wise to offer buyers agent a high commission.

Factors that may influence a lower commission amount:
High End Home Discount - If your home is worth more than the average home we may be willing to discount our commission further. Lets be honest, does it really take that much more effort to market a $400,000 home than it does a $100,000 home? When your house is higher end we will definitly consider listing it for less so why pay thousands more just because you have a nice home?
Multiple Transactions Discount - We will also consider listing your home for less when it will just be one of multiple transactions. If you will be buying within the area and will use us to buy, or if you have multiple properties to sell we can negotiate a lower listing fee.
Once again, real estate commissions and my listing fees rate are negotiable. If I can help you, or someone you know with a real estate transaction, I am very willing to charge a lesser fee. If you wan't to pay me, or the buyers agent more, In some cases I'd encourage that too.
