What you should know about Selling by Owner

Selling a home can be very difficult. Selling by owner can be even harder. Most buyers are never even aware a home listed fsbo is on market. FSBO sellers often times also don't know how to accurately price their properties. Many investors look at FSBOs looking for a deal. Even if the home is properly priced, Investors will try and take advantage of unrepresented sellers, knowing that the competition will be much less as the property is not fully marketed. Most sellers also don't know where to start with the required legal binding contracts, sellers disclosures, and state required forms. They don't know how to verify that the buyer is qualified, how to handle the earnest money deposit, and what they are required to do if a home inspections reveals problems with the house. In most real estate transactions there will also be required contingencies that need to be met for successful closings. It is wise to have the aid of a real estate attorney or Realtor aid in ensuring that you as the seller are protected in the Real Estate Transaction.
