What's the difference between market value and appraised value?

An appraisal is a tool used to determine a property's value. There are several different appraisal methods that appraise value based on cost, income potential, or market value, and result in highly different values. Appraised value is not market value. A recent appraisal is not a good estimate of what you can sell your home for. Homes often appraise at levels much higher than their market value. One of the worst ways to determine market value of Cache County Real estate is with an assessed Tax Value. The assessed tax value is rarely ever accurate. County tax assesors never even examine the homes they are appraising and don't know about things that add value. In addition, the Taxed value is not always updated so sometimes can be way low. For 2009 taxes, many Cache County residents have seen their tax values skyrocket. When these are too high, you can appeal the market value with the Cache County board of Equalization.

When you buy a home in Cache Valley you will most likely need an appraisal done. Your lender requires that the property appraise at a value that can support the purchase price before they will loan you the money. Your lender will help arrange the appraisal, and you pay for the appraisal as part of closing.

There are many factors that determine home values. The age of the home, the condition, the functionality and the location. One of the biggest factors is the location. An identical home for sale on a busy street in an area with lots of rentals, won't sell for nearly as much as a house for sale in a nice area near an LDS temple.
